A pretty renovation that falls apart in 6 months isn’t a win. A “simple” renovation that holds up through multiple tenants is. 1. Durability first & flooring that can take a beating

Before trendy finishes, we ask: what will hold up to real life? We lean towards materials that are easy to clean, tough, and consistent throughout the home.

2. Paint that stays looking clean & lighting upgrades matter

Neutral colors + washable finishes + proper prep work. A good paint job changes everything. Lighting is also underrated. A brighter, consistent home instantly feels newer and more welcoming. 

3. Kitchens should be simple + functional & bathrooms: no shortcuts

Not luxury – just clean, durable, and easy to maintain since kitchens is where people judge fast. In bathrooms, fixtures should feel solid, finishes should be clean, and ventilation matters more than people think.

4. Matching hardware + fixtures and curb appeal still counts

Door handles, cabinet pulls, faucets, and lighting finishes should feel intentional. Consistency makes the whole renovation look higher-end. Landscaping, a clean entry, updated porch light, and simple exterior touches go a long way. 

5. Renovate to reduce future maintenance and ask “Would we live here”?

We try to make choices that prevent headaches later, not create them. Not because it needs to be perfect – but because a rental should still feel like a home someone is proud of.
