- 12 months on all properties. After the initial term you're not required to sign another 12-month lease — you can stay on without locking back in. When you're ready to move, give notice per your original lease agreement.
- One month's rent unless the listing states otherwise. Section 8 applicants (JHA or THDA) can split the deposit into two payments made within ten calendar days of approval.

What to know before you start looking
R&R manages 2,000+ residential properties for individual owners across six West Tennessee communities. Every listing on this page reflects a property that's available now or coming available soon — we update it daily. If you see one of our yard signs around town, it may still be occupied, under renovation, or recently rented. The sign doesn't always mean it's on the list yet.
All leases start at 12 months. After that first year, you're not locked into another term — you stay month-to-month until you give notice per your original agreement. Deposits are one month's rent unless the listing says otherwise. Before we take a deposit, you need to tour the property in person. We don't hold properties sight unseen.
Section 8 vouchers (JHA and THDA) are accepted on most properties. Voucher holders can split the deposit into two payments if needed, as long as both are made within ten calendar days of approval. No application fee, no credit check fee for Section 8 applicants.
